The primary responsibility lies with the dutyholder – usually the person or organisation that manages maintenance of the premises (such as the employer, building owner, or facilities manager). UK law requires this “responsible person” to identify and control asbestos risks. We help dutyholders fulfill these obligations, including acting as your competent advisor on asbestos if needed.

Not all asbestos needs to be removed – if in good condition and not at risk of disturbance, it can often be managed safely in place. Removal is recommended (and sometimes required) if the material is deteriorating, damaged, or will be disturbed by planned works. High-risk materials (like spray coatings or friable insulation) are often prioritised for removal. Our specialists will give you unbiased advice – whether that means recommending professional removal or safely managing the material with periodic inspections. If removal is undertaken, it must be done by a HSE-licensed contractor under strict controls; we can oversee the process to ensure it’s done properly.

A clear report that sets out the survey scope, where any asbestos-containing materials were found, their condition and risk rating, photos where useful, and practical next steps. You will also receive an asbestos register you can keep up to date.

The register lists identified materials and where they are. The management plan explains how you will control them day to day, who is responsible, and when checks or works are due. It helps you brief staff and contractors and keep controls on track.
