Our team, formerly part of Baily Garner (Health & Safety), supported the redevelopment of Marble Arch House and its adjoining properties into a prominent new destination for business, retail and residential living.
Located in one of London’s most high-profile commercial areas, the scheme delivers approximately 6,000 square metres of premium office space and 1,500 square metres of ground-floor retail, designed to capture passing footfall at this key West End location.
Next door, ten luxury apartments are being created behind the retained Victorian façade of 62–64 Seymour Street, with a 500 square metre restaurant space on the ground floor. We were appointed as CDM Advisor during the design, planning and demolition phases and have continued to support the development through construction of the office, residential and hospitality elements.
The works included asbestos removal, soft strip and full demolition of Marble Arch House (32–50 Edgware Road and 66–68 Seymour Street) to ground floor slab. We also provided oversight for the partial demolition of 62–64 Seymour Street and the demolition of buildings on Hampden Gurney Street and Seymour Place. These were logistically complex works involving retained façades and constrained site conditions within a dense urban setting.
We continue to support The Portman Estate at nearby 7–9 Seymour Place as part of this high-value regeneration programme.
