The Building Regulations 2010 set out a number of requirements that must be met when carrying out building work in England. These requirements cover various factors including:
- Structural safety
- Fire safety
- Ventilation
- Sanitation
- Protection from falling, collision, and impact
- Access to and use of buildings
Approved Documents and Compliance Guidance
Guidance on how to comply with these requirements is provided in a number of approved documents, available on the Gov.UK website.
However, concerns have been raised that these documents are overly complex and difficult to use in practice.
Upcoming Review by the Building Safety Regulator
In response to these concerns, it has been announced that the Building Safety Regulator will begin a fundamental review of the approved documents in 2025. The aim is to:
- Make the guidance easier to understand
- Update it regularly to reflect new technologies and practices
- Improve accessibility for users
You can find full details about the review on the Building Safety Regulator website.
Regional Variations in the UK
It’s important to note that building regulation is a devolved matter. Separate guidance applies in different parts of the UK.
